Does updating before you sell actually pay off?

The national data says targeted work can return more than it costs. In Zonda’s 2025 Cost vs. Value Report, a minor kitchen remodel recouped about 112.9% of its cost at resale, while exterior curb-appeal projects led the field — a garage door replacement returned roughly 267.7% and a steel entry door 216.4%. Presentation matters too: in the National Association of Realtors’ 2025 Profile of Home Staging, 49% of sellers’ agents said preparing a home reduced its time on the market and 29% reported offers 1–10% higher. These are national averages, and every home and market is different — a Northern Virginia home in good shape but dated won’t behave exactly like the report.
